A new planning permission application is set to be considered by Powys County Council for the erection of two holiday units in Aberhafesp, just outside Newtown.

The proposed development will also include upgrading of access, installation of a package treatment plant, and all associated works at the address: Land Opposite Pool Cottage, Aberhafesp, Newtown, Powys, SY16 3LT.

Applicant's Plan and Statement

The application, submitted by Mr. Rob Owen, aims to establish a farm diversification scheme by creating a new holiday accommodation venture. The planning statement supports the proposal, emphasizing its alignment with local and national planning policies to promote sustainable development.

Following a previous refusal of a similar scheme for three holiday units, the current application has been revised to reduce the number of units to two.

Changes were made to address landscape impact concerns and ensure a simpler layout with minimized construction and associated works. The design intends to have the units resemble holiday homes, integrating them harmoniously into the rural setting.

Highway Considerations and Site Description

Previous concerns related to landscape impact, foul drainage, and highways issues have been addressed in the revised application.

A package treatment plant with improved drainage solutions is proposed, along with necessary adjustments to access points and passing places to meet highway standards.

The proposed site, situated within a typical rural landscape of Powys, offers a picturesque backdrop for the holiday units. Surrounded by undulating farmland, the location blends existing developments into the countryside, creating a setting that is both accessible and in harmony with the natural environment.

A previous application for three holiday units was refused on November 6, 2023.

Community councillors have not yet provided a comment - the final decision will be made by Powys County Council at either their Planning Committee or delegated to officers.
